What is a Valuation?

Understanding how Valuations work

In order to understand the market of a property, we assess the way a property was built, its size and location and its overall condition. Using our experience and technical training, we evaluate the property and how it compares to similar properties that have recently sold nearby.

The evidence used during our assessments is carefully documented so that it is clear how we arrived at our valuation. We also note any assumptions made and any limitations to the valuation

Why do I need a valuation?

Non-lending residential property valuations are typically conducted for purposes other than securing a mortgage. We offer a wide range of valuation for all purposes

To determine the current market value of a property.
Used for buying, selling, or assessing investment opportunities.

To establish the rebuild cost of a property for insurance purposes.
Used for ensuring the property is adequately insured against risks like fire or natural disasters.

To ascertain the value of a deceased person's estate, including their property.
Used for settling estates during probate proceedings.

To value property for asset division during a divorce or separation.

To determine the market rental value of a property.
Used for setting rental prices or reviewing existing tenancy agreements.
